Finding & Applying for an Apartment

  • How Can I Find And Apply For Available Apartments?

    All available units are listed under the Availability tab on our website. If you’re interested in a  specific building, check the Availability section. 


    If you do not see the building you’re interested in, it means there are no vacancies at this time.  We recommend checking back periodically 


    You can schedule a viewing with the building's on-site manager. Contact information for the  manager is listed under the Availability tab alongside each unit. You can also apply online directly from the Availability page. 

  • What Are The Requirements To Be Approved For An Apartment?

    • Only one applicant per rental agreement is permitted. Additional occupants are  considered roommates and must be listed as such. 

    • Only the primary tenant’s information is considered when determining approval.  (Roommate information, including income, credit score, or rental history, does not factor into the approval process.) 

    • A background check will still be conducted on all roommates for safety and security  purposes. 

    Income: 

    • Your average gross monthly income should be at least three times the rent. (For  example, if rent is $1000 per month, your income needs to be at least $3,000 per month.) • If you have been at your current job for less than a year, we will request previous  employment history for additional verification. 

    Credit: 

    • Credit score must be approved.  

    • Applicant may be denied if he/she has money judgements 

    Rental History: 

    • We do not accept applicants with an eviction within the last 5 years. • Older evictions may be considered on a case-by-case basis. 

    • If this is your first apartment, we may require a co-signer to ensure financial  responsibility.

    Co-Signer Option: 

    If you do not meet these requirements, you may still be approved if you add a co-signer who  meets the criteria. Co-signers must be parents or legal guardian residing within the United  States. 


  • Do You Accept Rent Assistance?

    Yes, Key Management accepts rent assistance in compliance with Wisconsin law. However,  acceptance of rent assistance does not change our income qualification requirements. 


    Income Qualification: 

    • To be approved for an apartment, the average gross monthly income must be at least  three times the rent. 

    • This income requirement applies to all applicants, including those receiving rent  assistance. 

    • Rent assistance payments are not counted as income when calculating the three times  the rent requirement. Applicants must demonstrate that their personal income meets  the criteria independently.

  • How Long Does It Take To Process An Application?

    • Once all applications have been submitted, it typically takes about 24-48 working hours to review and process the application. 

    • Please note: Applications are processed during the week only. We do not process  applications on weekends. 

    • However, the processing time may vary depending on how quickly information can be  verified. Delays can occur if we are waiting for responses from employers, previous  landlords, or other necessary verifications. 

    • We will make every effort to process your application as quickly as possible, but  verification delays may extend the processing time.

  • Can I Pay The Deposit To Hold The Apartment Before Completing The Application?

    We do not accept deposits until the application has been approved.


Co-Signer Information & Approval Process

  • Who Can Be a Co-Signer?

    • A co-signer must be a parent or legal guardian residing within the United States. • Co-signers must complete an addendum. 

  • What Does Being a Co-Signer Mean?

  • What Co-Signers Are NOT Allowed To Do

    • Access the Apartment: Co-signers do not have the right to enter the unit or obtain  keys. 

    • Receive Tenant Information: Co-signers cannot request information regarding rent  payments, maintenance issues, or any other tenant matters. 

    • Act on Behalf of the Tenant: Only the primary tenant can discuss rent agreement  details, maintenance requests, or account issues with management. 

  • Why These Rules Exist

    Wisconsin law protects tenant privacy, and co-signers are not considered tenants unless  specifically named as such on the rental agreement. Even if the co-signer is financially  responsible, they do not gain tenant rights or access to information related to the unit. 

    Important: 

    To minimize confusion, please ensure that both the tenant and co-signer understand these  limitations before completing the application process.


After You're Approved: Lease, Move-In & Office Info

  • How Do I Sign My Rental Agreement and Pay the Deposit?

    If your application is approved, you will receive an electronic rental agreement and a list of  requirements, addendums, along with a timeline for completion. This process is entirely online.

  • I’ve Paid My Deposit and Signed the Rental Agreement—What’s Next?

    1. Receiving Your Rental Agreement: 

    After you’ve paid your deposit and signed the rental agreement, you will receive a signed copy  via email within 24 business hours. 

    • If you do not receive it within that time, please call us at (414) 276-5611, Est. #202.

    2. Preparing for Key Pick-Up: 

    Once your rental agreement is signed and your first month’s rent is paid, you will need to  contact your on-site manager to schedule a time and date for key pick-up. A list of managers'  names is available on our website. 

    • You can make your first month’s rent payment online via the tenant portal or by mail to:

    3. Setting Up Utilities and Renters Insurance: 

    If electricity and/or cooking gas is not included in your rent, you must set up your account  with WE Energies before your rental agreement start date. We Energies 800-242-9137 

    • Proof of account setup will be required before you can receive your keys. 

    Additionally, you must provide proof of renters insurance prior to move-in. Renters insurance  protects your personal belongings and is a mandatory requirement for all tenants. 

    Failure to provide proof of both WE Energies account setup and renters insurance may  result in a delay in key pick-up and move-in. 

    • Please plan ahead to ensure a smooth move-in process.

  • Office Visits by Appointment Only

    Our office is by appointment only. Walk-in visits are not permitted—this includes paying  rent in person. 


    • Please do not come to the office without an appointment, even if you are looking to  pay rent.
